About this home
Single-family home under construction - Escobar Estimated construction time: Approximately four (4) months. Estimated completion by the end of 2026. This home will be located in an area experiencing significant residential growth, just three blocks from Provincial Route No. 25, five minutes from Puertos del Lago, and ten minutes from Belén de Escobar, offering an excellent combination of tranquility, nature, and accessibility. Spanning a single floor, the layout will be divided into two distinct areas: Social Area: An open-concept space combining the living room, dining room, and kitchen, designed to flow seamlessly onto the covered patio with a grill and connect directly to the garden. Private Area: A secluded relaxation space that includes a master suite and an additional bedroom with a full bathroom. Its main connecting feature is a glass-enclosed hallway overlooking the garden, designed to fill the interior spaces with natural light. Covered Area: 93 m². Semi-covered Area: 44 m². Total Construction Area: 137 m². FUTURE EXPANSION It is worth noting that the house was designed with the option to add an extra bedroom or office, as well as to build a swimming pool (the cost of which is separate). Structural System and Construction Foundation A reinforced concrete foundation slab (H21) will be used across the entire surface, previously insulated with a vapor barrier consisting of 200-micron polyethylene film. It will include reinforced concrete foundation beams along the perimeter and beneath the walls to ensure the rigidity of the base. Structure and Walls Vertical Structure: It will be constructed using an independent system of beams and columns to support the roof, which consists of a slab of prestressed joists and H21 concrete, with a drainage slope across the entire terrace. Enclosures (Walls): The perimeter walls will be made of masonry using 18x19x33 load-bearing ceramic bricks, while the interior partitions of the dwelling will be made of 12x18x33 load-bearing ceramic bricks. Main Roof: The roof will consist of a reinforced concrete slab. Full waterproofing will be included, with an adequate slope to ensure proper drainage of rainwater. Semi-enclosed areas: The roofing will consist of galvanized trapezoidal sheet metal with free drainage, a 7% slope, and a white pre-painted metal frame. Openings All the home’s windows and doors will be high-quality Modena Line products with DVH 4;9;4 glass and black frames and trim. Floors and Finishes Interior and Exterior Floors: A 7-cm-thick lean concrete subfloor will be installed, topped with a 3-cm-thick water-repellent leveling layer, and finished with porcelain tile. Walls: Coarse and fine plaster will be applied, treated with white latex paint on the interior to ensure a clean, easy-to-maintain finish. On the exterior, plastic siding in a color of your choice will be installed. Ceilings: Ceilings will be either applied or suspended with jointed panels depending on the area, and finely plastered. Plumbing Water System: Hot and cold water distribution network installed using thermofusion-bonded polypropylene pipes. Water is supplied from the municipal water system via a pressurizing pump to a storage tank located on the roof. Sewer/Plumbing System: Primary and secondary sewer lines made of high-strength polypropylene with flexible joints (Awaduct type), routed to a sewage pit and a graywater pit. Electrical Installation and Panels: Wiring routed through reinforced/semi-rigid corrugated conduit; panels equipped with thermal-magnetic circuit breakers and ground-fault circuit interrupters. Furniture Installation: Kitchen cabinets will be built according to the provided design, using melamine; aluminum handles; and soft-close hinges and slides. The countertop will be made of Silestone or Purastone, depending on the design. The cabinets will be white or gray melamine with aluminum tracks. MICUCCIO PROPIEDADES. Buying in Argentina as a foreigner
Yes, foreigners can buy property in Argentina.
The most important restrictions concern rural land, properties containing or bordering significant bodies of water and properties located within border security zones.
- Near coasts and borders
- Argentina does not have a coastal restricted zone equivalent to Mexico's. To preserve a common schema, this field groups areas subject to special rules: rural land, border security zones and certain properties involving significant permanent bodies of water.
- Residency
- Property ownership does not automatically grant residency. You must prove recurring income (Rentista Visa).
- Taxes and closing costs
- They depend on the state, the municipality and the property itself, so there is no single national figure. Ask the agent or our Concierge for an estimate on this home.
- Financing
- Financing for foreign buyers may be limited and depends on the lender, residency, documented income, financial history, currency, down payment and property type.
How buying works
Obtain tax identification
Obtain a CUIT or CDI as applicable and prepare passport, powers of attorney, translations and source-of-funds documentation.
Legal due diligence
Review title, ownership, seller restrictions, liens, debts, cadastral status, condominium rules and the seller's legal standing.
Check special restrictions
Determine whether the property is rural, located within a border security zone or contains or borders bodies of water subject to restrictions.
Reservation, contract and deed
Define price, currency, deposit, conditions and timelines; then execute the deed and register it.
This information is general and educational. Rules concerning purchases, taxes, rural land, security zones and registration may change or be interpreted differently by jurisdiction. They should be confirmed with a notary, attorney, accountant or other authorized professional. Research last reviewed July 2026.
