Yes, they are available at the entrance to Prado Español; the maximum rental time is 45 minutes. ----------------------------------------------------------------------------- QUESTIONS RELATED TO RENTAL (under DNU 70/2023): ----------------------------------------------------------------------------- 1) How long is the lease term? A 12-month lease is proposed; however, other terms may be considered. The lease may be terminated by the TENANT upon payment of TEN PERCENT (10%) of the balance of future rent, calculated from the date of notice of termination until the termination date agreed upon in the lease. (Months shall be indivisible and must be whole or complete.) 2) What is the rent, and how is it adjusted? The rent is published and applies to the first THREE (3) months of the lease. Proposed adjustments are made QUARTERLY, BASED ON the Lease Contract Index (ICL). It is published by the Central Bank of the Argentine Republic (BCRA) and is composed equally of the monthly changes in the Consumer Price Index (CPI) and the Average Taxable Wage of Permanent Workers (RIPTE). This index offers a certain degree of predictability since it is published in the second half of each month, and there are several calculators available to make calculations easily. 3) Is the price final, or do common expenses and utilities need to be added? In addition to the monthly price listed in the listing, you must add the building association’s regular common expenses, plus the utilities and taxes specific to the unit that are billed monthly (API, TGI, water, and natural gas service). You can download a spreadsheet detailing the unit’s maintenance fees and utility bills for the past 12 months; we can also send it to you by email. 4) What other monthly expenses should I take into account? Those contracted for the unit, such as electricity, internet, cable, etc. 5) What do I need to provide to rent the unit? It is highly recommended to have at least two co-signers who are public employees with pay stubs. (The goal is for 20% of the total amount of the pay stubs to cover the monthly rent.) The tenant’s ID (front and back) The co-signers’ IDs (front and back) and those of their spouses, if married. A property guarantee is not required, but it may be useful to demonstrate the co-signers’ assets if necessary. A security deposit of $600 USD will be required upon signing the lease. Other options and clarifications are available upon request. 6) How much does the real estate agency charge in commission, and how can it be paid? WE ARE CURRENTLY OFFERING A QUARTERLY PAYMENT PLAN, due at the beginning of each contract period, calculated as 5% plus VAT of the quarterly rent. This reduces initial expenses and spreads them over 4 periods (in the case of a 12-month contract) 7) How is the STAMP TAX determined? The method for determining the tax base for stamp tax on indexed contracts is set forth in API Resolution 33/2024.For RESIDENTIAL USE—SINGLE AND PERMANENT RESIDENCE—there is A 100% EXEMPTION EFFECTIVE JANUARY 1, 2026 (as amended by the Annual Tax Law of the Province of Santa Fe, Law No. 14426, published in the Province’s Official Gazette on December 23, 2025) OTHER USES must follow the mechanism for determining the taxable base for stamp tax on indexed contracts, as set forth in API Resolution 33/2024. The resulting amounts vary according to the codes established for each contract by the tax law of the Province of Santa Fe. (The rate is 5 per thousand) 8) What expenses should I consider for the first month of the lease? The first month’s rent paid in advance + building maintenance fees, utilities, and taxes. Real estate agent’s fees for the first quarter of the lease, paid as an advance on the total amount. (For residential properties, stamp duty is exempt) Security deposit. You can request a detailed estimate that lists all these amounts. We can send you all this information by email after you submit your inquiry. EBU2661 OF174337
Buying in Argentina as a foreigner
Yes, foreigners can buy property in Argentina.
The most important restrictions concern rural land, properties containing or bordering significant bodies of water and properties located within border security zones.
- Near coasts and borders
- Argentina does not have a coastal restricted zone equivalent to Mexico's. To preserve a common schema, this field groups areas subject to special rules: rural land, border security zones and certain properties involving significant permanent bodies of water.
- Residency
- Property ownership does not automatically grant residency. You must prove recurring income (Rentista Visa).
- Taxes and closing costs
- They depend on the state, the municipality and the property itself, so there is no single national figure. Ask the agent or our Concierge for an estimate on this home.
- Financing
- Financing for foreign buyers may be limited and depends on the lender, residency, documented income, financial history, currency, down payment and property type.
How buying works
Obtain tax identification
Obtain a CUIT or CDI as applicable and prepare passport, powers of attorney, translations and source-of-funds documentation.
Legal due diligence
Review title, ownership, seller restrictions, liens, debts, cadastral status, condominium rules and the seller's legal standing.
Check special restrictions
Determine whether the property is rural, located within a border security zone or contains or borders bodies of water subject to restrictions.
Reservation, contract and deed
Define price, currency, deposit, conditions and timelines; then execute the deed and register it.
