About this home

The space is located on the ground floor with a storefront set back from the curb, providing good visibility and natural light. The building features a spacious main room suitable for various commercial activities, with a usable covered area of 64 m² including a storage room and bathroom, a 21 m² covered porch with an aluminum roof, and a 16 m² open patio. The urban zone belongs to District C2c—CENTRALITY ALONG MAIN TYPE II ROAD CORRIDORS—suitable for the establishment of RETAIL BUSINESSES, GYMNASIUMS, SERVICE ACTIVITIES, ADMINISTRATION, WORSHIP, and HEALTH CARE (in accordance with MCSF District uses). The property has all its floor areas properly registered with the Municipality of Santa Fe. The property does not have a natural gas connection. However, service is available through the network. The water service is non-residential and is calculated per square meter; it is not metered. There is no sewer service. ----------------------------------------------------------------------------- QUESTIONS REGARDING RENTAL (under DNU 70/2023): ----------------------------------------------------------------------------- 1) How long is the lease for? It can be for any term agreed upon by the parties; we propose a lease for a minimum term of 24 months, although other terms may be considered. The lease may be terminated by the TENANT at any time, with 30 days’ notice, upon payment of TEN PERCENT (10%) of the balance of future rent, calculated from the date of notice of termination until the termination date agreed upon in the lease. (Months shall be indivisible and whole or complete.) 2) What is the rent, and how is it adjusted? The rent is published and applies to the first THREE (3) months of the lease. A 21% VAT must be added, as this is a commercial lease. Adjustments are made QUARTERLY using the Lease Contracts Index (ICL), which is compiled and published by the Central Bank of the Argentine Republic (BCRA). It is composed in equal parts of the monthly changes in the Consumer Price Index (CPI) and the Average Taxable Wage of Permanent Workers (RIPTE). This index offers a certain degree of predictability since it is published in the second half of each month, and there are several calculators available to make calculations easily. 3) Is the price final, or do maintenance fees and utilities need to be added? Although the unit is subject to the condominium regime, the property does not pay monthly maintenance fees, because each unit has its own service contracts. You must add the unit’s utility costs (water and municipal tax), property tax (payment for the 2026 period), and property insurance to the monthly price listed in the ad. Natural gas is not installed. 4) What other monthly expenses should I take into account? Those contracted for the unit, such as electricity, internet, cable, security, etc. 5) What do I need to provide in order to rent? Contract guarantees are provided by individuals who act as GUARANTORS, PRIMARY PAYERS, JOINT AND SEVERAL GUARANTORS, JOINT AND SEVERAL GUARANTORS, or CO-DEBTORS, who must prove their income either with pay stubs (from public or private sector employers) or with a certification from a professional in economics (for those under the simplified tax regime or self-employed individuals). Co-debtors pledge their entire assets; therefore, spouses or domestic partners must give their consent in cases of cohabitation where assets are the result of joint efforts. The goal is for the rental payment (rent + maintenance fees and utilities) to be covered by the garnishable portions of all combined income. It is recommended to include individuals with pay stubs from public employees, preferably because they contribute more to the guarantee, and therefore a contract can be structured with fewer people involved. For example, for every million pesos earned by a public employee, 200,000 pesos can be garnished; in contrast, a private-sector employee earning the same amount contributes 70,000 pesos to the guarantee. Therefore, to cover 1,200,000, at least six co-signers with pay stubs from public employees, each earning 1,000,000, would be required. If the pay stubs show higher amounts, fewer people are required; at a minimum, two people will be requested, and preferably not from the immediate family. It is not necessary to provide a property guarantee, but it can serve to reinforce and demonstrate the co-debtors’ assets, if necessary. Other options and clarifications are available upon request. Additionally, to ensure the property is returned as agreed, a security deposit of $800 USD will be required at the time the contract is signed. 6) How much does the real estate agency charge in commission, and how can it be paid? Real estate brokers are entitled to receive, as a minimum, a fee equal to FIVE PERCENT (5%) plus VAT on the TOTAL AMOUNT OR VALUE OF THE CONTRACT. (according to the FEE SCHEDULE published by the Association of Real Estate Brokers of the Province of Santa Fe—1st District on its website) WE ARE CURRENTLY OFFERING A QUARTERLY PAYMENT PLAN, at the beginning of each adjustment period, calculated as 5% plus VAT on the quarter’s rent. This reduces initial expenses and spreads them over 8 periods (in the case of a 24-month contract). 7) How is the STAMP TAX determined for INDEXED CONTRACTS? The mechanism for determining the tax base for stamp tax on indexed leases is set forth in API Resolution 33/2024. The resulting amounts vary according to the codes established for each lease by the tax law of the Province of Santa Fe. 8) What expenses should I factor in for the first month of the lease? The first month’s rent paid in advance + utilities, taxes, and insurance. Real estate agent’s fees and stamp tax. Security deposit. You can request a detailed estimate that lists all these amounts. We can send you all this information by email after you submit your inquiry. ELO8464456
Buying in Argentina as a foreigner
Yes, foreigners can buy property in Argentina.
The most important restrictions concern rural land, properties containing or bordering significant bodies of water and properties located within border security zones.
- Near coasts and borders
- Argentina does not have a coastal restricted zone equivalent to Mexico's. To preserve a common schema, this field groups areas subject to special rules: rural land, border security zones and certain properties involving significant permanent bodies of water.
- Residency
- Property ownership does not automatically grant residency. You must prove recurring income (Rentista Visa).
- Taxes and closing costs
- They depend on the state, the municipality and the property itself, so there is no single national figure. Ask the agent or our Concierge for an estimate on this home.
- Financing
- Financing for foreign buyers may be limited and depends on the lender, residency, documented income, financial history, currency, down payment and property type.
How buying works
Obtain tax identification
Obtain a CUIT or CDI as applicable and prepare passport, powers of attorney, translations and source-of-funds documentation.
Legal due diligence
Review title, ownership, seller restrictions, liens, debts, cadastral status, condominium rules and the seller's legal standing.
Check special restrictions
Determine whether the property is rural, located within a border security zone or contains or borders bodies of water subject to restrictions.
Reservation, contract and deed
Define price, currency, deposit, conditions and timelines; then execute the deed and register it.
