Yes. Is it close to UTN? Yes. Is it close to UNL? No. But the area has good and varied access to public transportation. Can you access the Santa Fe City Government’s “LAS BICIS” bike-sharing system in this area? Yes, they are available at the entrance to the Catholic University, the Technological University, Prado Español, and on Costanera Avenue (Monzón Monument); the maximum rental time is 45 minutes. ----------------------------------------------------------------------------- QUESTIONS RELATED TO RENTAL (under DNU 70/2023): ----------------------------------------------------------------------------- 1) How long is the lease term? The lease term can be set by mutual agreement between the parties. We propose a 12-month lease, though other terms may be considered. The lease may be terminated by the TENANT at any time, with 30 days’ notice, by paying TEN PERCENT (10%) of the balance of future rent, calculated from the date of notice of termination until the termination date specified in the lease. (Months shall be indivisible and must be whole or complete.) 2) What is the rent, and how is it adjusted? The rent is published and applies to the first THREE (3) months of the lease. Adjustments are made QUARTERLY based on the Lease Contract Index (ICL), which is compiled and published by the Central Bank of the Argentine Republic (BCRA). It is composed in equal parts of the monthly changes in the Consumer Price Index (CPI) and the Average Taxable Wage of Permanent Workers (RIPTE). This index offers a degree of predictability, as it is published in the second half of each month, and there are several online calculators that make it easy to perform the calculations. 3) Is the price final, or do maintenance fees and utilities need to be added? The rental fee consists of the rent plus the ordinary COMMON EXPENSES charged by the homeowners’ association, the MUNICIPAL TAX (TGI), UTILITIES contracted for and available at the property (WATER and NATURAL GAS), and the (API—URBAN REAL ESTATE TAX). You can download a spreadsheet detailing the unit’s maintenance fees and utilities for the past 12 months; we can also send it to you by email. 4) What other monthly expenses should I take into account? Those contracted for the unit, such as electricity, internet, cable, etc. 5) What do I need to provide to rent the property? It is highly recommended to secure at least two co-signers who are public employees and can provide pay stubs. (The goal is for 20% of the total pay stubs to cover the monthly rent.) Tenant’s ID (front and back) ID cards of the co-signers (front and back) and their spouses, if married. If the co-signer’s marital status is divorced, a divorce decree must be presented. A property guarantee is not required, but it may be used to demonstrate the co-signers’ assets if we deem it necessary. A security deposit of $600 USD will be required at the time the contract is signed. Other options and clarifications are available upon request. 6) How much does the real estate agency charge in real estate fees, and how can they be paid? Real estate brokers are entitled to receive, as a minimum, a fee of FIVE PERCENT (5%) plus VAT on the TOTAL AMOUNT or VALUE OF THE CONTRACT. (See the FEE SCHEDULE published by the Association of Real Estate Brokers of the Province of Santa Fe—1st District on its website) WE ARE CURRENTLY OFFERING A QUARTERLY PAYMENT PLAN, at the beginning of each contract period, calculated as 5% plus VAT on the quarter’s rent. This reduces the initial costs and spreads them out over 4 periods (in the case of a 12-month contract) 7) How is the STAMP TAX determined? The mechanism for determining the taxable base for stamp tax on indexed contracts is set forth in API Resolution 33/2024. For RESIDENTIAL USE—SINGLE AND PERMANENT RESIDENCE—THERE IS A 100% EXEMPTION EFFECTIVE JANUARY 1, 2026 (pursuant to an amendment to the Annual Tax Law of the Province of Santa Fe, Law No.14426, published in the Province’s Official Gazette on December 23, 2025). FOR OTHER PURPOSES, the mechanism for determining the tax base for stamp tax on indexed contracts is set forth in API Resolution 33/2024. The resulting amounts vary according to the codes established for each contract by the tax law of the Province of Santa Fe. (The rate is 5 per thousand) 8) What expenses should I consider for the first month of the lease? The first month’s rent paid in advance + maintenance fees, utilities, and taxes. Real estate agent fees for the first quarter of the lease, paid as an advance on the total amount. (For residential properties, stamp tax is exempt.) Security deposit. You can request a detailed estimate listing all these amounts. We can send you all this information by email after you submit your inquiry. EBU5149 AP162689
Buying in Argentina as a foreigner
Yes, foreigners can buy property in Argentina.
The most important restrictions concern rural land, properties containing or bordering significant bodies of water and properties located within border security zones.
- Near coasts and borders
- Argentina does not have a coastal restricted zone equivalent to Mexico's. To preserve a common schema, this field groups areas subject to special rules: rural land, border security zones and certain properties involving significant permanent bodies of water.
- Residency
- Property ownership does not automatically grant residency. You must prove recurring income (Rentista Visa).
- Taxes and closing costs
- They depend on the state, the municipality and the property itself, so there is no single national figure. Ask the agent or our Concierge for an estimate on this home.
- Financing
- Financing for foreign buyers may be limited and depends on the lender, residency, documented income, financial history, currency, down payment and property type.
How buying works
Obtain tax identification
Obtain a CUIT or CDI as applicable and prepare passport, powers of attorney, translations and source-of-funds documentation.
Legal due diligence
Review title, ownership, seller restrictions, liens, debts, cadastral status, condominium rules and the seller's legal standing.
Check special restrictions
Determine whether the property is rural, located within a border security zone or contains or borders bodies of water subject to restrictions.
Reservation, contract and deed
Define price, currency, deposit, conditions and timelines; then execute the deed and register it.
This information is general and educational. Rules concerning purchases, taxes, rural land, security zones and registration may change or be interpreted differently by jurisdiction.
