About this home

PREMIUM STUDIO APARTMENT SUITABLE FOR PROFESSIONAL USE, BRAND NEW, ON THE FIRST FLOOR, ACCESS BY ELEVATOR OR STAIRS. CATEGORY BATHROOM WITH SHOWER, SEPARATE KITCHENETTE INQUIRE ABOUT A SIMILAR ADJOINING OFFICE/LOFT WITH COMPARABLE PRICE AND FLOOR AREA DESIGN BUILDING, READY FOR DEED TRANSFER. The project is located in the Central Area, in the city’s nerve center. It occupies a 256 m² lot with 8.36 m of frontage, whose depth made it possible to organize the building mass into front and rear blocks, separated by a small patio that provides cross-ventilation for the main units. The project’s strategy seeks to enhance and reinterpret the adjoining building, La Mercantil, by Newton, Larguia and De la torre, built in 1950. This inspired a contemporary language that emphasizes the verticality of the metal sunshades found on La Mercantil. In this way, a double exterior skin is created, defining the building’s urban image and serving both to block the impact of sunlight from the east and west and to filter privacy between the interior and exterior (in a very dense, high-traffic area). To reconnect with the outdoors, sections are cut out of the vertical sunshade enclosure, creating openings onto the street. At the same time, the heights of the adjoining buildings shape the movement of the façade, creating curves that open or close as needed to achieve the best views in each case. The building includes different layouts, from compact loft-style units to one- and two-bedroom apartments with varying features, as well as the possibility of spaces suitable for office activities. The aim is to provide programmatic diversity that responds to different family and work structures and usage schedules. The project seeks to revitalize the historic center not only through its contextual façade, but also through the design of the ground floor, which is set back from the adjoining buildings, breaking with the urban screen created by the façade. This design approach creates a softer, more transparent setting and establishes a stronger connection, acting as an interface with the outdoor public space. Buying in Argentina as a foreigner

Yes, foreigners can buy property in Argentina.

The most important restrictions concern rural land, properties containing or bordering significant bodies of water and properties located within border security zones.

Near coasts and borders
Argentina does not have a coastal restricted zone equivalent to Mexico's. To preserve a common schema, this field groups areas subject to special rules: rural land, border security zones and certain properties involving significant permanent bodies of water.
Residency
Property ownership does not automatically grant residency. You must prove recurring income (Rentista Visa).
Taxes and closing costs
They depend on the state, the municipality and the property itself, so there is no single national figure. Ask the agent or our Concierge for an estimate on this home.
Financing
Financing for foreign buyers may be limited and depends on the lender, residency, documented income, financial history, currency, down payment and property type.

How buying works

  1. Obtain tax identification

Obtain a CUIT or CDI as applicable and prepare passport, powers of attorney, translations and source-of-funds documentation.

  2. Legal due diligence

Review title, ownership, seller restrictions, liens, debts, cadastral status, condominium rules and the seller's legal standing.

  3. Check special restrictions

Determine whether the property is rural, located within a border security zone or contains or borders bodies of water subject to restrictions.

  4. Reservation, contract and deed

Define price, currency, deposit, conditions and timelines; then execute the deed and register it.
