Where U.S. Retirees Are Choosing to Live in Mexico: Why Mérida Is Worth a Look

17 de agosto de 20262 min de lectura

More Americans are retiring outside the U.S. than ever, and Mexico remains the number one destination for it. As of December 2025, the Social Security Administration reported 60,395 people receiving Social Security benefits while living in Mexico — 36,095 of them retired workers.

That figure covers everyone receiving a Social Security payment in Mexico, not just retirees in one city — so it isn't proof that people are specifically flocking to Mérida. What it does confirm is simpler: a large, established community of American retirees already calls Mexico home, and it keeps growing.

One city that comes up often in that search is Mérida, the capital of the Yucatán. Here's why — and what it actually looks like to buy there right now.

Why Mérida?

  • Regularly ranked one of the safest cities in Mexico

  • Colonial architecture, walkable streets, and a growing international community

  • Inland — not on the coast — so it isn't affected by the extra rules Mexico applies to foreign buyers in the restricted coastal zone

  • Room to choose your pace: from the historic center to newer development on the edge of town

Two Different Ways to Live in Mérida

There isn't one "right" answer here — it really comes down to two lifestyles:

Centro — colonial charm, high ceilings, walking distance to plazas and cafés. Currently on KasaFinder: a 3-bed, 3-bath colonial home, 6,211 sq ft, listed at $1,125,000.

North Mérida — newer construction, more space, a quieter, suburban feel. Currently on KasaFinder: a 6-bed, 6-bath contemporary home, 6,997 sq ft, listed at $1,243,511.

Neither is objectively better. One trades space for history and walkability; the other trades walkability for room to spread out. Which one fits depends on the kind of day-to-day you want.

Before You Commit

A few basics that apply no matter which side of town you choose: work with a licensed notario público to handle the closing, budget for closing costs on top of the purchase price, and confirm current requirements for foreign buyers with a Mexican real estate attorney before signing anything — the process can vary by state and by property.
